Eden Lettings & Property Management

I'm writing this review because I wish I had access to an honest, fair and balanced review before renting a property from this agent, it would have saved me from a deeply unpleasant experience.

The property itself was not great but I understood I wouldn't be getting a palace for 650/mo. What I wasn't expecting however was for it to be filthy (especially the toilet) on check in day, to not have a working oven cooker for 1 month, be exposed to extremely loud noises especially footsteps from the kitchen in the 5-6 person HMO upstairs, the constant smell of weed coming into the flat and an insect infestation in the flat itself. After sending photos of the insects, the lettings agent told me it was normal in this part of the country but I've stayed at many properties in Totnes over the years and never experienced anything like it. At one point I would find 8-12 on my way to the toilet at night and sometimes they would appear in my bed. This was on top of countless smaller issues with the property that were too minor to formally complain about but collectively wore me down.

With landlord permission, I was able to end my lease early and understood I would be charged re-letting costs. However, what followed felt like the agent just trying to squeeze every penny out of me that they could. They miscalculated my rent overpayment in their favour, charged me 9 to replace a filthy mould-riddled shower curtain I had thrown away because I thought the previous tenant left it, a 146.58 electric bill for 2 months for a tiny studio with no TV or washing machine. For comparison my current 1 bedroom with a washing machine is 26/mo on the standard variable rate. Then they tacked on a 440 early termination fee. Under the Tenant Fees Act 2019 this fee should be an amount for things that were wholly necessary for replacing me as a tenant not as a way for the agent to make money, but when I asked for how they arrived at this amount they just gave me a list of things like phone calls, paperwork, mileage, viewings and administrative time, none of which were supported by a single receipt or invoice even though I asked for it.

I reported the matter to Citizens Advice under the Tenant Fees Act 2019, who encouraged me to escalate. But I decided to accept the charges under protest simply to draw a line under the experience and move on.

To be fair, the agency was always responsive, the landlord did ultimately agree to the early release, and a replacement tenant was found within a few weeks, all of which I appreciate. However, Gemmas cold and transactional communication style, the soul-destroying condition of the property itself, combined with what felt like a desperate money grab during my exit, overshadowed any positives and made this by far the worst rental experience I have ever had.

I currently rent an amazing property through Eden letts and they have been helpful, friendly and patient with me at all times. Highly recommended and appreciated. If I could give ten stars I would.

Critical: Professionalism, Quality, Responsiveness, Value This company managed my property for years. Caused me no end of problems resulting in thousands in damages when the tenant moved out trashing the place. They badly managed The property and tenant, and I paid the price.

A great company, transparent, great communication and can’t do enough to help.

Stay away from this company. They are unlawfully trying to keep our holding deposit without letting Us a property. From the beginning we said we are moving from a different part of UK. We have provided every single reference they asked for plus every single document to backed up financial amount they requested. They asked us to pay 3 months rent in advance which we agreed to.

Then they changed their mind and asked us to pay 6 months in advance which we didn’t agree to as they had no reason to do it. They now don’t want to give us our deposit back saying that we can’t afford the property. Documents we provided covers everything they wanted. Now one the women is saying that maybe she can give us only partial deposit back as she is nice to their clients. Stay away from them

Have used them for tenant find service and they were excellent. Kept in touch all the way through and found the perfect tenant.

'Having previously had horrendous dealings with lettings agents as both a tenant and now landlord I don't have much faith in the them.
