Property Manager

| Job description: | Scope: To ensure all aspects of the management of properties is carried out accurately and on time. |
| Duties & Responsibilities: | Duties: The following is not exhaustive; there may be other ad hoc or ongoing duties to be fulfilled 1. Processing tenancy applications / Homelet referencing 2. Setting up of new tenancies including arrangement of check-ins, drawing up agreements, initial accounts, informing utility providers, arrangement of necessary per-tenancy maintenance and cleaning 3. Day-to-day managing including: Processing tenant and landlord enquiries Arranging works instructions and quotation requests Liaising with contractors Arranging annual gas safety checks Maintenance of the key system Diary maintenance Quarterly inspections of all properties Arrangement and issuing of tenancy extensions and rental increases Arrangement and issuing of notices where relevant 4. Arrangement of check-outs, assessment of dilapidations and finalising tenancy deposits Additional: Deal with incoming enquiries by telephone and in person Cover the Lettings desk during absence of manager Cover of the website - mailing list, adverts etc in Manager’s absence Cover of viewings as required Own Car essential, full clean licence, insured for business use. Working 1 Saturday in 5 Packages: Outlook, Word, Internet, Vebra Premier, Estate Craft |
| Skills, Qualifications & Experience Required: | Experience. Preferred - Lettings or Estate Agency background. Essential - Admin and customer service experience. Skills: Organised and methodical Good communicator at all levels Confident telephone manner Word and Outlook Attention to detail Ability to work within the team and on own initiative essential |
