Stonehouse Property also offers a furnishing service to investors which have proven very popular, ensuring that our clientsí properties are furnished and equipped appropriately for the target market. Properties furnished by the Stonehouse team can be viewed in our websites Gallery. With the increasing level of investment in new build buy-to-let properties Stonehouse realised that there is a need to make the process of furnishing these properties simpler for the investor and is now able to offer a range of fixed price packages with a menu of optional extras. Properties furnished and finished by the Stonehouse team have met with the unanimous approval of our corporate client base. We have also been able to pass on to investors the financial benefits of bulk buying and special rates offered for repeat business.
Our Management Service offers you peace of mind as Stonehouse Property acts as the first point of contact for your tenants and we can also arrange for any maintenance work to be carried out on your behalf. Regular property checks will be carried out during the tenancy. The Management Service includes the following: - Provide an out of hours emergency contact for Tenants - Collect and log monthly rent from the Tenant - Transfer the balance minus any fees and expenses to a designated account - Send the Landlord regular statements of account - Check on the property regularly and provide a written report for the Landlord if required - Arrange a full property check on behalf of the Landlord at the end of the Tenancy (at cost) - Arrange any repair and maintenance works with approved Contractors - Act as the principal point of contact for the Tenant for the duration of the Lease The fee for the Management Service is 11% of the monthly rental (min ?50) plus VAT and is deducted from the Landlordís rent account prior to monthly payments being transferred.
* Provide general advice on the Landlordís responsibilities when leasing a property * Actively market your property to potential Tenants via our website and advertising * Carry out accompanied viewings with potential Tenants (flexible hours) * Obtain and check references from the prospective Tenant * Issue the Tenant with a Notice to Let informing them of the conditions of the Lease * Prepare the Tenancy Agreement (legally approved Short Assured Tenancy Agreement) * Arrange for a full Inventory of the contents of the property to be drawn up (at cost) * Collect the deposit and first months rent from the Tenant * Arrange for the transfer of utilities (gas, electricity and council tax) to the Tenant Landlordís who wish to use Stonehouseís Management Service in addition to the Leasing Service will be charged an initial fee of 25% of one monthís rent (min. ?150) + VAT for this service, whilst landlords who wish to manage the property themselves will be charged 50% of one monthís rent (min. ?300) + VAT.
