Absolutely terrible service for tenants, avoid using Stirling Ackroyd completely , their tenancy contracts are made to benefit/safeguard landlords and themselves and exploit tenants. We had a terrible experience dealing with them, the nightmare stories you hear about estate/letting agents came true in this case for us. Viewed a flat with them, made the offer, got accepted a month in advance of move in date, made the payments they asked for and then no word from them for 3/4 weeks with us chasing to understand whats going on. We were told they have a queue of processing contracts based on priority.

Then 1 week before the actual proposed move in date after an email demanding a response they come back to us with a draft contract heavily in favour of the landlord which we disputed and ask for a compromise and were told that nothing will be changed and that if we dont agree to their terms we can "forget about our deposit". These guys are one of the worse type of agents we have come across so far in our experience. They used a delaying tactic to force us into signing a contract, we will never be using them again and will strongly encourage all friends and family to avoid them like the plague.

In hindsight, as I enter a tenancy agreement with them as management of the property am renting, I somehow regret having made this choice. While I understand the complexity of property management, I wanted to make sure note was taken about the poor service received thus far: poor timing and quality in the communications, unprofessional, pushy staff, vague answers or justifications, and all in all, the feeling that management here couldn't care less. If things do not change here, I'd suggest this company to be avoided.
