I had no clue as to what I needed to do, but I met with Ashley and he took me through the process in a quick, professional and very friendly way. His team made all the arrangements to redecorate, steam clean the carpets, install the correct smoke detectors, get the necessary certifications and even a new mattress in. Rented a property for 2 years with pure property, any issues where dealt with promptly, house was lovely and in a great area , you do get regular inspections but the person who came was always really nice , on leaving we had no issues either and recently received our deposit back , if I hadn't been buying a house i would have still been renting through pure property, highly recommended


Having tried several letting companies in Edinburgh, Pure Property Management are the only ones that actually do the job properly! I've spoken to several landlords and tenants who've had letting agents who are unresponsive to any issues.

As a landlord Pure have been thorough about recording the condition of my flat with photos so that all parties can see exactly what condition everything is at all stages of a lease so it's clear whether anything is damage or fair wear/tear. On the rare occasion that a tenant has reported an issue, I've been notified immediately with quotes, and it's resolved without fuss. Fair and efficient means winners all round for tenants and landlords alike.


I managed my property for 3 years but tenant refused to pay me the market value as she “couldn’t afford it”. Ashley helped me to increase the rent when he discovered she was subletting. Clear, uncomplicated yet detailed Inventories allow us to better manage your property. Due to the Tenancy Deposit Scheme legislation, which has been passed in the Scottish Parliament, all letting agencies in Scotland, have to by law, rigorously justify any end-of-tenancy costs that would be deducted from a deposit. That makes it essential to have an inventory carried out at the start of a tenancy to measure any subsequent deterioration beyond fair wear-and-tear. Our inventories are compiled with Inventory Software that states the condition and cleanliness of all aspects of the property, from light fittings to floor covering, from cutlery to coffee tables.


All landlords must be registered with their local council and have a Landlord Registration Number. All properties must have an Energy Performance Certificate (EPC) before it can be advertised. If your property has gas, then a Gas Safety Certificate must be obtained annually. Additionally, you will also be required to have electrical safety certificates in the form of an EICR (Electrical Instillation Condition Report) and a PAT Certificate (Portable Appliance Test). To renew your Landlord Registration Number, you are now also required to have a Legionella Risk Assessment carried out at the property.

A regular aspect of managing a rental property is completing routine inspections. Under the Landlord and Tenant Act 1985, all landlords have the right to conduct checks for ‘condition and state of repair'. These rental inspections are often completed several times throughout a year or when a tenant is moving out of the property. As property managers who offer a full service, our team conduct property inspections on behalf of our landlords. A frequently asked question we receive about this service is what exactly we check for.


If a viewing is not possible due to certain circumstances, exceptions can be made but this needs to be arranged with the Property Manager. All Applicants must usually be employed and be able to prove so. Annual earnings must be approximately 30 times the amount of the rent thereby showing clear affordability. We don't want to put your budget in a bad position down the road! It is possible to be accepted for a tenancy by paying the full rental up front for the initial let period, but proof of identity and credit checks may still be required.
