Our experience as a well-respected landlord and property developer within the Letting industry, led us to recognise that many High Street Letting Agents, were in fact, charging excessive fees to prospective tenants and landlords, but delivering a very poor service. Both Directors have over 40 years combined experience of understanding housing legislation within the Housing sector, as a member of the Chartered Institute of Environmental Housing Institute, we believe that we are well placed to understand and address the issues which are imperative to success to both Landlords and Tenants.


As a landlord, you are responsible for the safety of your tenants. Landlords' duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively:residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels, rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.


Keeping your property in a good condition helps your house keep its value and reduces the amount of costly repairs you'll need to do. It also gives your tenant a safe, habitable living environment - which they're entitled to by law. As your letting agent, we have access to to contractors who can help maintain your property.


These charges covers all the processes of any application, including conducting working references, setting up the tenancy agreements, all the administration costs, and the registration of the deposit/bond with an appropriate body. Unless stated otherwise in the property details, as the the tenant of the property you are responsible for paying all the household utility bills within your tenancy period, you are responsible for setting up the utilities for the property, and as such these are listed in your name.


1 Any required works, we submit a quotation to our clients and then wait for an approved quote, once work has been approved and completed the contractor fees are paid out of the collected rental and any balances are transferred to the client. 2 We can set up a Client Maintenance Account, which we access solely for dealing with Maintenance costs, once any works have been approved and completed this would then pay the contractor charges. Our 'Full Management' package starts at 10% + vat, however we do have a " deal " that is very popular, this is a 3 year Contract, during which we waiver any setting up charges that would normally occur throughout a traditional letting contract, such as recurring fees when setting up tenancies every six months.
