At Halcyon House we are here to guide you through the letting process whether you are a landlord or tenant and to ensure that we make it as simple and smooth as possible. Deborah joined Halcyon in early 2013 and has a fantastic knowledge of the local area having lived in Knebworth all her life. In addition to dealing with all aspects of contracts and maintenance, she is also responsible for overseeing the smooth running of the office.


A full and comprehensive inventory and condition report on the Property by an independent Inventory Clerk will be arranged at an additional charge. Our Full Management Service effectively forms a barrier between the landlord and the tenant, protecting both parties and ensuring repairs and maintenance works are carried out promptly and by qualified tradesman. This together with our management visits to the premises also ensures that we are aware of the condition of the premises and able to remedy defects promptly to minimise expense and maximise the capital value of your asset.


If you find a property you like, you will be asked to pay a deposit of 1 week's rent to hold the property and withdraw it from the market pending satisfactory referencing. Your holding deposit will then be transferred as a part payment towards your rent. Once received, a mutually convenient date will be arranged for you to sign contracts, pay your first months rent in advance and deposit. You will then be given the keys to your new property. The deposit which will amount to 5 week's rent is held by Halcyon as a stakeholder and registered with the TDS (Tenancy Deposit Service).


The landlord may not have to carry out any action to ensure compliance. The above properties like all private dwellings must comply with the Housing Health and Safety Rating System ("HHSRS") which is the new statistical means of measuring hazards and risk of injury at a property. This system applies to all properties but those falling into the above category are subject to inspection by the environmental health officer. The responsibility for ensuring premises comply is that of the Landlord. If we accept an instruction to let premises and subsequently an order is served to comply with the HHSRS if we incur any costs for compliance due to an order being served upon us you the Landlord agree to reimburse us within 14 days of written request.

It can be challenging for tenants to find a property where a landlord will accept a pet. However there are benefits, as it is highly likely that the tenant will rent for a longer term, due to the difficulty of finding such a property and agreeable landlord. We strongly recommend in such a case, to add a pet clause which will include the landlord's terms and conditions for accepting a pet living at the property. It will also affect the tenant's deposit. It is standard for a landlord to request 2 month's deposit or a higher amount than the standard deposit to cover any excessive wear and tear or damage caused by pets.


You must inform the Inland Revenue that you are letting the Premises - (Taxes Management Act 1970). There are a number of allowances that you can claim against this rental income.
