Most property owners didn't buy an investment property to become a property manager. At Eclipse Property our philosophy is simple; to look after your property as if it were our own. Once you have selected a property and been approved by the referencing agency (see new tenants section) there are some formalities we have to go through before we can give you the keys for your new home.

Having been tenants and landlords ourselves we recognise the importance of being able to trust your agent and have confidence in their ability to resolve any problems you may have swiftly and professionally. If you have a genuine emergency problem then please call us on 079800 61416. This service is for emergencies only and before you call this number you should consider whether it is a genuine emergency or not, misuse of this number will be taken seriously and you will be liable for charges if it is deemed that the problem or situation was not an emergency.
We ask that all complaints are first raised and directed to the Senior Lettings Manager. The Manager will strive to resolve your complaint as soon as possible, acknowledging within three working days of receipt and ensuring an investigation will be undertaken. A formal response will then be issued within fifteen working days. Should your complaint remain unresolved, you may refer it to the Head of Property Management. We request that you send a written summary of your complaint to the Head of Property Management, within one month of receiving the Senior Lettings Manager response.
This reserves the property whilst your application is being processed. Please Note: your holding deposit will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). Please note; Tenants should be aware that they will be liable to pay the rent and all utilities until a new tenant takes occupation of the property, this is to cover Re-Marketing costs, viewings and all the legal paperwork.
