This servcie takes place at the end of the tenancy, our clerks will arrange to meet the tenant at the property with the original inventory and prepare a comparison report with recommendations. This includes recording the condition and contents i.e. the decor, fixtures, fittings and furnishings etc, which were noted down in the original inventory/check-in report. The keys returned will be checked against the key list and taking the final meter readings. Any descripencies are noted down and our professionallly trained clerks always consider fair, wear and tear as well as any other factors which may affect the condition or contents in the property. Any commence the tenant wishes to add to the report will also be noted down. The report will also include advice on who is responible and our recommendations on methods to resolve any issue. The report will advise of legitimate damages and accountability. At this time the Inventory may be updated with any changes.
This service starts at the beginning of the tenancy. Its designed to ensure at the inventory gives an accurate description of the property and contents. This includes recording the decor, fittings and furnishings. We also noted a full key list and meter readings. Once, completed tenants can add any comments they wish to be mentioned. Digital photographs are included in check-in reports. Video tours are an optional extra.
This service consist of an inspection of the property during the period of a tenancy to note on the tenant's general compliance with the terms of the tenancy contract with particular regard to cleanliness, neglect, defects, repairs required and health and safety issues together with conclusions and recommendations. Our Interim inspections report aalso includes digital photographs. Video tours is not available with this service.
This service allows professional clerks to compile a comprehensive report on the contents included in the tenancy together with a schedule of condition. Once this has been agreed with the tenant it becomes a binding document between landlord and tenant and forms the basis on which damage or dilapidation may be assessed at the end of a tenancy.
