Generally, speaking while the market is buoyant and in favour of Landlords (mainly due to housing market and banks' reluctance to lend) the number of tenants available to landlords has never been so wide. So, although finding a tenant for most properties is not a difficult proposition, especially for a 25 year established Letting Estate Agents like BTC Lettings, the key is to find the RIGHT tenant. BTC Letting Agents has recognised the importance of the right tenant. As we manage over 700 properties, we feel we are at a stage where we only need to add the better, higher standard properties which can attract better tenants. Naturally, the better tenants, the less headache we will have (selfishly!) when we are managing and this less headache will transcribe to the landlord to provide a smooth letting (no void rent periods and a property maintained to a high standard).

Once BTC Letting Estate Agents are successful in finding you a tenant, usually we are asked to manage the property on behalf of the landlord. Apart from the usual/standard rent chase up (making sure no voids), and being your tenant's point of contact for any issues including maintenance queries, we also visit all our managed properties every 3 months to inspect and thereafter, send the landlord an inspection report.

Once a valuer has been to your property to assess and inform you of how much rent we can achieve for your property, our extensive marketing procedures will commence. Your property details will be circulated amongst our existing database, advertised in local newspapers, relevant portals (including BTC website) and circulated around our re-location companies that we find accommodation for. Recently, we have been fortunate to win contracts to find accommodation and place teachers arriving in UK from Australian and New Zealand on 2 year postings and also, IT graduates from India who has been placed in international companies with bases in UK.

Their team of builders and handy men also offer good value for money. I have also heard from tenants who speak highly of them and say they are responsive to any problems they have.

I am a Landlord with a small property portfolio and have been using BTC for all my letting needs for many years.

The number one thing with BTC is that RENT IS ALWAYS PAID ON TIME!!
Other plus points are they have a dedicated in-house maintenance team which are on call always to carry out general works that your property requires. Letting your property with them gives you access to their expert electrical and plumbing teams who can carry out annual checks and provide relevant certification at good prices.
They have staff who can carry out periodical inspections to ensure your property is kept in good condition and being taken care of during the tenancy.
Finally, having spoken to my tenants, they never have a bad thing to say about BTC so in general I’m a happy landlord.

BTC was established by husband and wife team Ashok and Rekha Sodha. In 1986 they launched a business providing start-up finance, business support and premises sourcing to help those moving to the UK to set up their own retail enterprises. After a few years of growth they realised that one element of their work stood out as both far more exciting to them and most useful to their clients. So, in 1991, they renamed the business BTC Commercial and focused on all things commercial property related. By the time their son Ricky joined them in the family business in 2002 they had expanded the commercial side to nine staff and helped hundreds of local, national and international clients to find the business premises they needed.
